Dem Mieter steht das Recht zu, die zum Allgemeingebrauch vorhandenen Wascheinrichtungen gegen Bezahlung der tatsächlichen Energie- und Wartungskosten werktags zwischen 07.00-22.00 Uhr zu benützen.
Nach Beendigung der Wäsche hat er Räume und Apparate zu reinigen.
Stellt der Vermieter für die Waschküchenbenützung einen Plan auf, so ist es dem Mieter gestattet, seine ihm zugeteilten Waschtage den Mitmietern abzutreten oder mit diesen abzutauschen.
Die Verantwortung für die richtige ***Abgabe*** liegt aber bei dem im Plan aufgeführten Mieter.

Yielding up

“Yielding up” is the tenant’s obligation to deliver the premises back to the Landlord at the end of the lease. It is a key consideration in entering in to lease: thinking about the process of leaving the premises and the state of repair of the building on leaving. Some other key provisions:

“Re-instatement” the tenant’s obligation to remove alterations and improvements at the end of the lease

Yielding Up

The ‘yield up’ provision is present in most commercial leases and is generally seen to be a ‘catch-all’ clause to ensure the premises are handed back to the Landlord in a satisfactory condition. As well as ensuring vacant possession, this clause usually reiterates the more specific covenants detailed above, possibly with further embellishments.

neutral Hans-Jochen Trost : This is not about leaving the premises. It is about leaving a shared resource in shape for the next user, and the one doing the leavign behind is in line to use the resource again himself, according to some schedule.
