The customer must send the funds in a foreign currency from their bank to our bank; this will be converted to Thai baht upon arrival.
This will generate the TT3 for funds that are transferred over USD 20,000 (must be cleared funds after bank charges) or equivalent amount in other currencies.

This will give the exchange rate for the currency that you will be remitting.
Use this rate to calculate how much foreign currency your bank needs to send.
Remember to do this as closely as possible to the time of transfer to avoid rate differentials.
Remember that the receiving bank will add a fee (circa 1,500 THB) to the transfer.
Also remember that if the conversion to Thai baht is completed in the country of origin then a TT3 cannot be issued as there is no foreign currency exchange within Thailand.
Also Remember to instruct your bank to add in the text field of the transfer:
Purchase of Unit at Turtle Cove and your Individual unit Number
(example: Purchase of unit at Turtle Cove Unit No A104)
What Is a TT3?
A TT3 form is a Foreign Currency Transaction form. You will need this if you wish to remit funds back from Thailand at a time in the future. For Example, if you sell your unit and want to repatriate the funds back out of Thailand.
When you remit the funds back from Thailand the bank would ask from where the funds have come from. This ensures that the Thai authorities have deducted tax (if applicable). By producing the TT3 form this is evidence that the funds were bought into Thailand for the purpose of purchasing property and the money can be remitted back out free of tax liability. TT3 forms are issued only on cleared fund transactions above USD20, 000 or any other currency equivalent.
* Please remember there will be bank charges levied in Thailand, these are circa 1,500 Thai Baht. Please add when remitting your funds.

Что такое форма TT3?

23 мая 2006 года заместитель Министра внутренних дел Таиланда подписал новое Постановление, касающееся процесса оформления земельных участков на резидентные компании, контролируемые иностранными физическими лицами.
В преамбуле Постановления говорится о том, что в последнее время стало распространенным фактом приобретение земельных участков на резидентные компании типа TLC ( Thai Limited Company ), управляемые иностранцами или тайцами в интересах иностранных лиц.
При проведении сделки купли-продажи обычно декларируется, что подобные покупки имеют своей целью приобретение земли для строительства жилья для владельцев компании, но впоследствии часто оказывается, что земля приобретается с целью дробления и перепродажи, что недопустимо по закону (из текста Постановления: « At the initial stage a house and land are purchased for residency or as used as an office and later changed the aims to selling and subdividing for sale to foreigners likewise which is illegal by Law » ).
Министерство внутренних дел рассматривает подобный путь нарушением закона и вменяет своим подчиненным и сотрудникам Земельного Департамента проверять каждую сделку купли-продажи земли на компании типов TLC , Limited Partnership , Registered Ordinary Partnership на предмет законности каждой из них, и в случае сомнений, докладывать непосредственно Министру.
Согласно Постановлению, резидентные участники компаний должны нести пропорциональную долю затрат при сделках купли-продажи недвижимости, иначе таковая деятельность компании может быть признана нелегитимной.
Настоящим Постановлением предписывается проверять декларации о доходах всех резидентных держателей акций компании в соответствии с их текущей профессиональной позицией и заработной платой. Доказательство получения соответствующего уровня дохода должны быть предоставлены. Если для приобретения недвижимости частные лица прибегли к займу, то должно быть предоставлено подтверждение факта получения кредита.
Если в процессе рассмотрения конкретной купли-продажи недвижимости будет установлено, что налицо факт обхождения закона, то сотрудники Департамента обязаны передать информацию о подобных сделках уже непосредственно в офис Министра для принятия окончательного решения.
Translation - English Thai land legislation
On the 23rd of May, 2006 deputy minister of internal affairs of Thailand signed the new Decree concerning the process of registration of land lots for resident companies controlled by foreign individuals.
The preamble of the Decree says that recently acquiring land lots is widespread for resident companies like TLC (Thai Limited Company), managed by foreign persons or Thais for foreign persons’ interests.
While carrying out a purchase and sells transaction it is usually declared that such purchases are aimed at acquiring land for housing accommodation construction for the company owners, but afterwards it often turns out that the land is acquired with the aim of subdividing and resale, which is inadmissible according to the law (from the Decree: «At the initial stage a house and land are purchased for residency or as used as an office and later changed the aims to selling and subdividing for sale to foreigners likewise which is illegal by Law»).
The Ministry of Internal Affairs considers this way a violation of law and makes its employees and the Land Department employees examine every land purchase and sells transaction for the companies like TLC, Limited Partnership, Registered Ordinary Partnership according to legitimacy of each of them, and in a doubtful case, report directly to the minister.
According to the Decree, resident participants of the companies must bear expenses proportionally in real estate purchase and sells transactions, otherwise this activity of the company can be recognized as illegitimate.
The present Decree implies examining revenue declarations of all resident shareholders of the company corresponding to their current job position and salary. The proofs of acquiring the corresponding yield must be provided. If the individuals used loans for acquiring real estate property, the confirmation of the credit obtaining fact must be provided.
If in the process of considering a particular real estate purchase and sells transaction the fact of law evasion is established, the employees of the Department must transmit information concerning such transactions directly to the Minister’s office for making a final decision.
